Abstract

The research sought to contribute to scientific growth by analyzing the conceptual models that make up different land management systems. In this context, smart land governance – GFI – emerges, which refers to the application of innovative practices in land administration. Assuming that the bases for implementing the GFI require new methods of territorial planning, the study evaluated different technological innovations that seek to optimize territorial policies such as land regularization and specifically the structure of the DATA_R software, in addition to its implementation in the municipality of São José de Ribamar, Maranhão. Among the advantages of the new system, there is a reduction in bureaucracy in processes, registering around 3.500 property titles in the period 2023 and 2024. Recarding limiting factors, investment in human resources training stands out. These innovations have the potential to transform land management, however, the adoption of these technologies still faces challenges.
